Key Timescales/Stages

We estimate that the typical timescale for a freehold sale or purchase transaction is approximately 12 weeks from initial instruction to completion. New build transactions could take longer due to the volume of additional documentation involved.

The typical timescale for a leasehold flat (sale or purchase) is approximately 3-5 months, as this is dependent on the involvement of third parties in the transaction, such as the landlord and a management company, and depends on the efficiency and responses of these parties which are out of our control.

The precise stages involved in the purchase of a residential leasehold property vary according to the circumstances.

We summarise the key stages of a standard residential purchase transaction as follows:-

  1. Take your instructions, perform required identity checks and give you initial advice.
  2. Check finances are in place to fund purchase and request proof of funds documentation from you. Contact lender’s solicitors if the lender is separately represented.
  3. Receive draft contract documentation from the seller’s Solicitors, provide copies of any relevant documentation to you with initial advice and observations.
  4. Carry out searches against the property.
  5. Once the search results have been received, raise any necessary enquiries with seller’s solicitors.
  6. Upon receipt of any mortgage offer, review the offer and mortgage conditions and report any required information to the lender if needed.
  7. Once all replies to enquiries have been received from the seller’s Solicitors, send final contract to you for signature along with our report on contract, including search results.
  8. Advise you on joint ownership if required and send a draft Transfer to the seller’s Solicitors for approval and signature.
  9. Agree a completion date with the seller’s Solicitors (the moving date and the date from which you own the property).
  10. Obtain pre-completion searches ahead of the agreed completion date.
  11. Obtain your authority to proceed and exchange contracts, which makes the transaction legally binding and fixes the agreed completion date. Notify you that this has happened.
  12. Arrange for all monies needed for completion to be received from your mortgage lender and you.
  13. Complete your purchase on the fixed completion date.
  14. Deal with post-completion matters, including payment of any Land Transaction Tax or Stamp Duty Land Tax and ordering any indemnity policies.
  15. Deal with application for registration of your ownership at Land Registry.
  16. Once the registration of ownership at the Land Registry has taken place (which can take anything from approximately 1 month to 2 years depending on the type of application being made), send title deeds and documents to you and your lender for safekeeping.
